When we initially viewed this house for sale, it had 4 bedrooms, 3 bathrooms and unused space in the loft. The kitchen was very dated, as was the flooring, and the whole house needed renovating.
We were advised by agents, given local comparable evidence, that this house would never achieve more than £1.3m, and it was not worth doing any work to renovate the house.
We recommended to our clients that we should undertake the following works on their behalf:
Use the top floor loft area space to create two bedrooms, both with ensuite bathrooms
Entirely renovate the three existing bathrooms
Replace the current kitchen
Lay new flooring herringbone vinyl flooring throughout
Lay a new carpet on the staircase
Repaint the whole house and repair the woodwork.
This cost the client a total of £100,000
We sold the property for £1.75m.
Our client received an additional net sum of £350,000 thanks to the advice of Blackman Investments.
