We were asked to advise the vendors on the sale of a Freehold house in the heart of South Hampstead, with 5 bedrooms, off-street parking and a fabulous garden, offering easy access to Swiss Cottage tube station and several excellent schools.
Local agents valued the house at £2.7 million, at best. However, Blackman Investments advised the vendors to allow us to undertake some minor redecorating work and fully stage the house with stunning furniture. The total cost of the works was £25,000 to the vendors.
Once fully staged, we decided to market the property at £2.95 million. We immediately had several interested parties, and within a week, we received an offer in excess of the asking price, of £3m, i.e. £300,000 above the valuation, hence a net gain of £275,000 to the vendors.
