This was a large family house with 5 bedrooms and 3 bathrooms. It looked very tired, with an old carpet on the staircase and the garden was overgrown and untidy. It looked unappealing and needed decorating throughout.

Our concern was that any prospective buyer in November would most likely wish to purchase a property which was already in respectable condition, given the festive season of Christmas was approaching.

The property was valued at £2.3m at best.

We advised our clients to let us redecorate the whole house, repair the woodwork, clean up the garden, replace missing kitchen panels, etc.

Cost to the client £15k + vat = £18,000

Property sold pre-Christmas for £2,550,000.
